We have recently published final traffic and net sales numbers for Las Vegas and Southern Nevada with year end closing and permit numbers soon to come. When looking at our December Area Summary Chart, we see slightly higher cancellation rates except in the South sub-market area, but also higher conversion rates in all areas except North Las Vegas when comparing to November. When looking year-to-year from 2015, the number of active projects in Henderson and the southwest grew significantly while cancellation rates were much lower in 2016 except in the northwest and southwest where they were slightly higher. A couple of takeaways from our Quarterly Traffic & Sales Summary include the increases in buyer traffic as well as net sales year-to-year and the interesting finding that top 2 performing projects of the quarter were both age restricted "Active Adult" projects. Del Webb's Sun City Mesquite tallied an impressive 39 net sales with Lennar's Heritage collection at Cadence in Henderson reporting 27. We have been saying for quite some time that this was an under served segment of the market and the opening of multiple, large scale projects in 2016, as well as more in the pipeline shows that builders and consumers agree. Also in the top 10 subdivision rankings we see a nice spread of communities throughout the valley including Boulder Ranch in the East sub-market, two projects in North Las Vegas and one in the South sub-market.
