New home sales started June at an average level.

Our Weekly Traffic & Sales Watch reported another slight week-to-week decrease in new home net sales (new sales minus cancellations) during the first week of June.  One of the key metrics our clients key on in this report is the average number of net sales per subdivision.  Historically, if this number is above 0.7, we would consider that to be "above average".  Last week's value came in right at 0.7 for the second straight week.  This was the first time since early December 2021 where we have reported two consecutive weeks as "average" or below.  That being said, despite the slight slow down in sales numbers recently, the market is still performing at a historically "average" level.  Also, going back to 1999, it is typical for the sales average to peak in March and slowly fall for the rest of the year.

We reported only one new community this week, Serenity Place from Harmony Homes in the Cadence master planned community in Henderson.  The project offers attached products ranging from 1,206 to 1,505 square feet with prices starting at $360,000.
