The strong sales activity for new homes in 2022 in Southern Nevada continued for the week ending January 23rd with more than one home being sold per active community on average.

We are reporting nearly 300 new home net sales (new contracts minus cancellations) in our Weekly Traffic & Sales Watch for the third week of January with Watercolor by Touchstone Living, located in North Las Vegas, leading all projects with 10 reported sales.  Lennar led all builders with 45 net sales but two-thirds of builders averaged more than one net sale per community which is very impressive.

There were three new projects in the latest report, Centennial Heights and Galloway from Lennar and Talvona from Pulte Homes.

Centennial Heights is a townhome community that will ultimate include 336 units just off of the 215 in the far northwest right near the new Skye Hills planned community which includes Pulte's Talvona.  This community offers 198 homesites with base prices currently starting at $429,880.  Galloway is in the far southwest at Conquistador and Gomer with 83 lots and plans between 1,248 and 1,624 square feet.

The number of "quick delivery" or "spec" homes remains extremely low with just 153 being reported for the week.  This week's graph compares the number of weekly net sales to the number of available standing inventory homes going back to the start of 2020.
