New home net sales have continued to be strong halfway through February, having just posted the second most successful week of the year.

New home net sales (new contracts minus cancellations) in our Weekly Traffic & Sales Watch increased by nearly 30 percent week-to-week in our latest report for the week ending February 13th.  And while the numbers can certainly be considered strong, the market is still nearly 13 percent below the start of 2021 through six weeks.

There were no new communities added to the report this week and that brought the total number of active communities being tracked to 250.  During our bi-weekly base price audit, we are reporting that 37 percent of the communities surveyed showed an increase in their base asking prices.  For the builders covered in the report, the average (mean) base asking price is currently just a touch under $500,000.  For all the specifics, subscribe to this unique and incredibly insightful (and ridiculously affordable) report.
