April 2019 has come and gone. Get the updated data you need to make important, time sensitive decisions.  Our proprietary databases provide the most accurate and up-to-date information available for Southern Nevada.  All six of our regularly available monthly housing reports are updated with April 2019 data.

Starting 'in the trenches,' our Monthly Area Summary Chart is an excellent single-page snapshot of new home activity broken down by sub-market area.  It is based off of our popular Weekly Traffic & Sales Watch, which has been tracking buyer traffic, sales, and lot activity for over 25 years. 

  • April brought declines in buyer traffic to most of the major sub-market areas in the valley excepting the northwest and North Las Vegas.  
  • Overall net sales figures declined 7% from March

Also taken from our Weekly Traffic & Sales watch is the Interactive Sales Summary file which takes end-of-month data from active new home communities and overlays it onto onto Google® satellite imagery.  This file is a hidden gem in our collection that allows for the user to easily visualize activity in a given area:

The Las Vegas Closings and Permits Report has been the go-to source for this kind of data for over 31 years now.  Each community closing a sale over the past 12 months is listed along with the closing totals, lot data, closing price averages, and so much more.  The monthly permits list ranks activity based on the number of permits pulled by each project.  Highlights from April include:

  • American West Homes posted three communities in the Top 5 in terms of number of closings.
  • Sun City Mesquite from Del Webb registered double-digit closings for the tenth time in the past 12 months.
  • 215 separate communities recording at least one new home closing.
  • For permit activity, the top 7 projects were all in the northwest and North Las Vegas sub-markets

We also break down the monthly closing data even further in the Market Share Analysis.  This report summarizes the local market by sub-market area and price range and ranks the active project by number of closings. It also provides market share percentage within each area for the current month as well as for the preceding 12-month period.

Our final set of reports tracks Clark County land deals.  Each month subscribers of the Las Vegas Land Report receive a fully sortable spreadsheet of land closings listing location, size, price data and much more.  Nearly $36 million in land deals took place in April and the first transactional data from Pulte's purchase of American West posted.  We also offer an interactive land file similar to the monthly sales summary shown above.  More information on that can be found in our previous post.
